rENTALS gUIDES

Deposit Requirements
To protect against potential damages or unpaid rent, a deposit is required. This is typically equivalent to one month’s rent, although it may be higher for certain properties, like those allowing pets. The deposit is held by the landlord and cannot be used to cover rent. It will be returned at the end of the tenancy, minus any deductions for damages.


Lease Agreement
The lease agreement outlines the terms and conditions of the rental arrangement, detailing the responsibilities of both the landlord and tenant. It’s essential to read and understand the agreement thoroughly before signing. Both parties must sign the lease before moving in. We will reach out two months before the end of your lease to discuss renewal options if needed.


Upfront Payments
Before you move in, you’ll need to make the initial payments, which include the deposit and the first month’s rent. These payments must be processed before the start of your tenancy to secure your new home.


Rent Payments
Rent is usually paid directly to the landlord. For properties managed by us, payments are made to our agency account. Ensure that rent is paid on time to avoid any late fees or issues.


Personal Insurance
While the landlord’s insurance covers the property, it does not cover your personal belongings. We recommend that tenants obtain their own contents insurance to safeguard their possessions against loss or damage.


Property Inventory
An inventory is conducted to record the property’s condition and contents at the start of your lease. This document is crucial for comparing the property’s condition at the end of the lease. The cost of preparing the inventory is usually covered by the landlord, while the tenant may be responsible for the check-out inspection.


Routine Inspections
For managed properties, we carry out inspections twice a year to ensure the property is being maintained properly. These inspections are scheduled at a mutually convenient time to minimize disruption.


Service Fees
Our agency charges a one-time fee of 50% of the first month’s rent plus VAT. This fee includes all our services, such as property viewings, lease negotiations, utility setup, and lease preparation.



Tenants Duties
Tenants are expected to pay rent on time, maintain cleanliness, handle minor repairs, and respect both the property and neighbors. Responsibilities also include maintaining outdoor areas and ensuring there is no disturbance
